How to Sell Homes With Smart Technology

 
Convenience is key, and homebuyers love a promise that daily mundane tasks will be made easier. You know that buyers like the idea of smart technology in their homes and you know that it adds value, but do you know how to best highlight smart homes to prospective buyers?

A home can actually offer smart technology without being considered a "smart home." So, what makes a smart home smart? Not only must the home be equipped with network "smart products," but they have to have either a smart security feature or a smart temperature feature and a reliable internet connection. In addition to meeting those requirements, these homes must also have at least two of the following features:
  • Smart lighting

  • A smart entertainment system (e.g., smart TV)

  • Smart appliances (e.g., smart fridge)

  • Automated heating and cooling system

  • Smart outdoor features (e.g., smart watering system)

Now that you know how to properly define a home with smart technology, let's delve into what to emphasize to a potential homebuyer.
Convenience is key. Certain features can be controlled from anywhere your client has a phone connection. Highlight how easy it is to adjust the thermostat before they get home from work, or even securely unlock and relock their door remotely at lunchtime for their dog walker.
Safety is a priority. Your client may be able to watch a live security feed from their phone, lock the door remotely in case they forgot to on the way out, arm their alarms, or even set their security system to alert authorities if suspicious activity is detected.
Long-term savings. While energy savings are always a positive, this element of smart homes offers two distinct appeals to your buyers: saving money and reducing their carbon footprint.
Not only will knowledge of the ins and outs of smart homes help you confidently make sales, but it also can result in higher initial offers.
